The Reasons Why Your Basement Leaks

Floor & Wall Joints
The floor/wall joint area is where the foundation wall meets the basement floor. This area is also known as the cold joint, it is the most common entry source of water entering a basement. The water comes in from the outside, over the footing, under the foundation wall, and up through the intersection where the basement floor and foundation wall meet. This type of wall seepage is seen most of the time when it rains. If you have 3 to 4” or more of water in your basement, the source of the water is most likely from the floor/wall joint.

Floor Cracks
Water enters the basement through visible cracks, breaks, or seams. Concrete does not “leak” unless there is a visible floor crack in the poured floor. The water can enter from underneath the slab floor, through the visible cracks.

Bulkheads & Basement Windows
Basement windows can be below the grade of the lawn. Rain runoff can penetrate windows and leak down the wall onto the floor. It is not uncommon for some homes to have an entrance into the basement from the outside yard. In this case it’s typical to build three walls protruding from the primary foundation wall and installing stairs to and from the basement as well as a cover for access. This area can be a large source of water entrance. There are many different types of bulkheads and bulkhead styles and the best solution for water entering is to stop the water from getting onto the floor of the basement.

Wall Cracks & Sill Plates
As foundations settle the walls can crack and water can leak in from what is called the “bowl effect” most homes have.
This is the section of where the wood framing sits on top of the foundation wall. This area can let water enter depending on the grade of the lawn. If a house is located at the base of a hill, water will flow down and pool at the foundation. If this happens, water can come in over the foundation wall and underneath the sill plate.

In leaking basements we use a patented system called Water Trek Aqua Route®. This is a unique system that can be tailored to your specific issues and your home’s footing configuration. It addresses water from both sides of the footing and is able to be installed in any soil or sub-floor situation. We also use the Water Grabber which is the heart and lungs of our Water Trek Aqua Route® perimeter system. The Water Grabber consists of a drilled polyethylene basin with a split or solid lid.
Most companies install sump pumps on a straight wall or corner. We believe your sump pump should fit snugly and attractively in your basement, giving you a flat floor look. We use 3/4″ gravel to surround the basin and help filter the water.
The pumping device is a 1/3, 1/2 or 3/4 H.P. cast iron pump rated at approximately 3,000 – 4,200 gallons per hour and will pump up to 1 /2″ solids.
Our Water Grabbers also feature a special rubber fitting called the Silencer™ to muffle the already quiet pump.
